Coronado's two markets moved in opposite directions. For houses, months of supply fell from 5.1 to 3.8, median time on market dropped from 55 to 36 days, and 14 houses closed versus 10 a year ago. The year-to-date house median is $3,400,808, up 14.3%.
Condos loosened. Only 8 condos closed in September versus 19, 59 were for sale, and months of supply rose to 6.4 — buyer's-market territory. The year-to-date condo median is $1,855,000, down 7.6%.
With 6.4 months of supply, up from 4.6 a year ago, condo buyers have more leverage than they did last fall.
