The month in brief

Inventory is up, and buyers have more room

Golden Hill and South Park share ZIP code 92102, and the shared market loosened this fall. Houses for sale rose 33% to 24, and months of supply went from 2.1 to 3.7. Closed house sales fell to five in September, from 13 a year earlier.

Because so few homes sold, September's $700,000 house median isn't a reliable read. The year-to-date house median of $860,000 is up 4.9%, and sellers have received 99.0% of original list on average. Prices are holding; the pace has slowed.

Condos are the slowest part of the market: one sale in September, 20 listings and 5.4 months of supply. The year-to-date condo median is $530,000, up 1.4%.

About these numbers. Golden Hill shares ZIP code 92102 with South Park, so these figures cover both neighborhoods. Small neighborhoods can swing from month to month when only a handful of homes sell, so the year-to-date figures are usually the better guide.

  • At 7.40%, principal and interest on the condo year-to-date median ($530,000) runs about $2,940 a month with 20% down, before HOA dues.
  • Older homes here often need work. Get inspections and repair estimates before you commit.
