Neighborhood Market Reports
Each of John's neighborhood pages carries live data from the multiple listing service (MLS) for that neighborhood: homes for sale now, recent sales, average and median prices, and a market trends chart. For the broader monthly picture, Coldwell Banker West publishes a report for every San Diego County ZIP code. The table below matches John's neighborhoods to both.

Reading the Market, Answered
Where is the San Diego housing market headed?
It depends on your situation more than on a single forecast. The answer for a buyer differs from the answer for a seller, residential sales behave differently from commercial ones, and the luxury market moves on its own schedule compared with median-priced homes. John talks through the numbers that bear on your purchase or sale rather than a generic prediction.
What should I look at in a monthly market report?
Start with three numbers: the median sale price, the number of homes for sale (inventory), and how many days homes are taking to sell. Rising inventory and longer days on market usually give buyers more room to negotiate, while low inventory and quick sales favor sellers. Then compare your own neighborhood with the wider ZIP code, because a single ZIP can mix very different blocks.
Why do my neighborhood and ZIP code numbers differ?
ZIP codes don't follow neighborhood lines. 92103, for example, covers both Mission Hills and Hillcrest, which have very different housing, from canyon-rim single-family homes to condominiums. Use the ZIP report for the broad trend and John's neighborhood pages, with their live listings and recent sales, for a closer read.
