A slower, more negotiable luxury market
La Jolla's house market is slower than central San Diego's. There were 93 houses for sale at the end of September — 4.3 months of supply — and the median time to sell this year is 48 days, up from 39. Sixteen houses closed in September, down from 26.
The September house median was $3,407,500, and the year-to-date median is $3,505,000, down 3.3%. Sellers are receiving 95.7% of original list price on average this year, which leaves more room to negotiate than in most of the county.
Condos are steadier. The year-to-date condo median is $1,275,000, up 4.3%, and months of supply fell to 3.5. September's $1,595,000 condo median reflects a few high-end sales, not a 54% price jump.
