Fewer houses for sale, and they're selling closer to asking
Mission Hills houses are scarcer than a year ago. There were 32 houses for sale in 92103 at the end of September, down from 41, which works out to 2.6 months of supply — firmly seller's-market territory.
September's house median of $1,750,000 looks like a big drop from last September's $2,150,000, but it rests on just 11 sales each month. The year-to-date median, built on 121 sales, is the steadier number: $1,750,000, up 0.7%. Sellers are also getting closer to their price — 97.0% of original list so far this year, versus 94.7% in 2025 — and homes are selling about nine days faster.
Condos in the ZIP — mostly Hillcrest — are a different story. Inventory jumped 29% to 71 units and months of supply rose to 4.0, so condo buyers have more choice and more room to negotiate than house buyers do.

What the money costs right now
Mortgage rates moved up sharply in late September. The Federal Reserve raised its benchmark rate a quarter point on September 16, to 3.75% to 4.00%, and Freddie Mac's 30-year average reached 7.40% on October 8, 2026. For sellers and buyers in Mission Hills
If you're selling
- Price against this year's sales, not one month's median — the September figure moves with which 11 houses happened to close.
- Houses that are priced right are getting close to list (97.0% of original price year to date) and selling in about a month.
- If your home sits on a historic-district block, buyers will ask what they can change. Have the answer ready.
If you're buying
- Expect competition for well-kept houses: only 2.6 months of supply.
- At 7.40%, principal and interest on the house median runs about $9,700 a month with 20% down — and the loan is a jumbo above $1,104,000.
- If a condo fits, the 92103 condo market gives you more leverage: 71 listings and 4.0 months of supply.
