The month in brief

House prices are up and supply is very tight

La Mesa house prices are rising in both ZIP codes. In 91941, the September house median was $1,200,000, up 9.1%, and the year-to-date median is $1,150,000, up 8.5%. In 91942, the house median was $890,000, up 9.9%, with a year-to-date median of $900,000, up 3.2%.

Supply is tight. Houses for sale fell 29% in 91941 to 46, or 2.1 months of supply, and 91942 had just 19 houses for sale — 1.4 months, one of the tightest markets in the county. Sellers in both ZIPs are getting about 99% of original list price year to date.

Condos are a smaller market. 91942 had 37 condos for sale and 3.3 months of supply, with a year-to-date median of $557,450. 91941 had only three condo sales in September, too few to read a median.

About these numbers. La Mesa covers two ZIP codes: 91941 (La Mesa and Mount Helix) and 91942 (La Mesa and Grossmont). Both are shown. Small neighborhoods can swing from month to month when only a handful of homes sell, so the year-to-date figures are usually the better guide.
