North Park houses had a strong September. Fourteen closed, at a median of $1,147,500 — up 14.8% from last September — and buyers paid 103.9% of original list price. Median time on market fell from 48 days to 21.
Supply is the reason. Only 24 houses were for sale at month's end, down 17%, which is 2.0 months of supply. Over the whole year the picture is calmer: the year-to-date house median is $1,120,000, down 4.3%, on 106 sales, so September's jump says more about competition for the homes available than a new price level.
Condos are cooling. Pending condo sales fell 38.9% in September, the year-to-date condo median is $555,000, down 8.6%, and months of supply rose to 3.1.
