North Park is a streetcar-era neighborhood on the northeast edge of Balboa Park, known for Craftsman bungalows and a revived restaurant and retail scene along University Avenue and 30th Street. John Bertsch and his partner transformed their own 1950s house here, on Felton Street.

From Streetcar Suburb to Comeback Story

North Park takes its name from its spot just north of Balboa Park. Like many streetcar suburbs, it emptied out after World War II as families moved to newer developments farther out. Residents spent years holding onto its character, long before the neighborhood turned trendy.

Where the Neighborhood Grew Up

University Avenue between Pershing and 32nd Street was the main shopping strip until the Mission Valley malls opened and pulled retail away. That same stretch now carries much of North Park's restaurant and retail revival.

Homes in North Park

Craftsman bungalows set the tone, alongside Spanish-style homes and plainer post-war houses. Those plain houses are where John's eye pays off. His own Felton Street home went from dowdy to Sunset-worthy without adding any interior square footage: a reoriented entry, a covered wraparound terrace and a front-door fountain.
